Your HELOC question
Can I get a HELOC on a California home?
Check the property, provider and full costs—not just the equity.
A California address does not by itself establish eligibility or the right product. Confirm the financial professional’s current authorization, the property’s eligibility and the actual terms offered. California DFPI directs consumers to NMLS Consumer Access for mortgage-originator status. Check my situationWhat matters in this situation
- Current licensing and the identity of the lender or broker handling your request.
- Insurance and total housing costs, in addition to the new loan payment.
- For an ADU, local project requirements as well as separate lending requirements.
What to gather
- Mortgage and insurance information and an estimate of the requested borrowing.
- Project budgets and permit information where relevant.
A worked example
If a product advertises no monthly payment, identify whether it is actually a loan or a shared-appreciation arrangement. Compare the eventual repayment obligation, not just today’s payment.
Illustrative only. The numbers do not represent a loan offer. What could change the answer
- A home-equity investment or shared-appreciation agreement is different from a HELOC.
- A provider’s national marketing does not prove availability for your specific property.
Other routes to consider
- Compare a HELOC, home-equity loan and retaining existing financing on the same assumptions.
- Check relevant local assistance or a smaller project before adding home-secured debt.
