What lenders evaluate

A home’s equity opens the question. It does not answer it by itself.

Equity & existing liens

The lender verifies property value and secured borrowing. Retained lines, proposed line amount, payoffs and costs must be counted under that program’s method.

Income & obligations

The lender decides which documented income it can use and evaluates the payments you already owe plus the proposed financing.

Credit history

A score is one input. Recent payment behavior, collections and major credit events may also affect the review.

Property & title

Occupancy, property type, condition, ownership, liens and valuation requirements matter.

State & program

Lender availability, professional licensing and state-specific restrictions must all be confirmed.

Ask for one complete set of terms

Do not assume the lowest score, highest loan-to-value and most flexible income documentation advertised in different places apply together. Ask for the requirements of the specific program being considered.
