Your HELOC question

Can I get a HELOC if I’m self-employed?

Different income-documentation routes exist; the full application still matters.

The short answer

Self-employment does not automatically rule out a HELOC. Lenders need a supported picture of income and the ability to handle the new payment. Published lender practices vary: Bank of America’s checklist includes business tax-return documents, while Figure describes verification through connected accounts and other records. Those examples demonstrate different approaches; they are not a promise that Shawn offers either exact program or that a profit-and-loss statement alone is enough.

Check my situation

What matters in this situation

  • How business revenue becomes personal income after expenses.
  • The history and consistency of the business and current earnings.
  • The particular program’s documentation route, alongside credit, equity and property requirements.

What to gather

  • Recent personal and business returns if requested by the lender.
  • Business and personal statements, plus current income records appropriate to the chosen program.

A worked example

A business receiving $18,000 a month and spending $12,000 is not a household with $18,000 in monthly income. Organize revenue, expenses and owner payments before discussing a borrowing amount.

Illustrative only. The numbers do not represent a loan offer.

What could change the answer

  • Gross deposits are not automatically qualifying income.
  • Transfers, borrowed funds and unusually large deposits need explanation.

Other routes to consider

  • Ask whether a documented alternative-income route is available.
  • Consider a smaller project or a later application if current earnings are unstable.
