HELOC costs and risks

Look beyond the interest rate. Fees, payment changes and the home securing the debt all affect the decision.

Build the full cost list

Ask about application, appraisal, title, origination, annual, transaction, inactivity, fixed-rate conversion and early-closure charges. Not every plan has every fee; a “no closing costs” offer may still have conditions.

Compare the same borrowing pattern

Compare the same amount drawn on the same dates for the same time horizon. A lower monthly payment can be the result of a longer repayment period, leaving a larger balance rather than creating savings.

Stress-test the payment

Model a higher rate and principal repayment after the draw period. If the payment only works at the introductory rate, reconsider the amount or another route.

Moving debt can change the risk

Using a HELOC to pay unsecured debt moves that balance onto your home. Lower interest does not erase the balance or solve a recurring budget gap.
